Brownsville TX - Brownsville is in the midst of an unprecedented building boom!   In just 10 years, the city’s certified tax roll has grown from just over $1.6 billion to the present-day figure of $4.1 billion. In less than  six years the total valuations have grown by $2 billion.   One way to look at this is that growing valuations mean more revenue for the city’s operation. Tax levies have more than doubled between 1990 and 2000.   This continuing building boom is an important reason that the property tax rate in Brownsville remains at 68¢ per $100 valuation. In the past, the City Commission has worked hard to reduce the need to raise taxes and the continued municipal growth provides the foundation for the city’s progress and expansion.   No one will argue that Brownsville isn’t in the right place for this growth. Located at Latitude 25.54N, Longitude 97.26W, the city’s mean average temperature is 73.6F with an average annual rainfall of 25.44 inches. An almost constant easterly wind blowing off the Gulf of Mexico keeps local temperatures well below the 100F mark  during the hottest periods of summer. Freezes are rare and in 1995, the city actually enjoyed its first snow fall in 105 years; the latest snow came at Christmas time and everyone enjoyed a white Christmas.   Housing costs are favorably comparable with any in the U.S. and the relatively low cost of living is another plus in Brownsville’s favor.   Brownsville is the most heavily forested city in South Texas with upwards of 20,000 new tree plantings in the last 15 years. The city is also blessed with a number of waterways known as resacas. These resacas are really remnants of the Rio Grande that were left when the river changed course throughout the years. Sometimes known as “ox bow” lakes, these resacas  provide wildlife habitat, lush vegetation and are coveted as home sites.   As the city expands to the north, schools and infrastructure are sure to follow and with recent extra-territorial annexations, there is literally no end in sight.
